Letting-agent fees in Prestwich: compare the full cost

Compare a written first-year cost breakdown, not just a management percentage. Public fee pages are a useful starting point; the final package, local applicability and additional charges still need checking.

What the published material establishes

The sources below are provider publications, not quotations issued for your property. A currently linked document can still be undated. Ask the office which version applies and whether any negotiated or property-specific terms change it.

Use one scenario for every quote

Choose a monthly rent, occupied months, number of tenants and the same required services. Ask for setup, management, referencing, inventory, deposit administration and check-out costs. Keep optional products separate. Make unknown costs visible instead of entering zero.

A calculation method, not an agent quote

For an invented example of £1,000 monthly rent collected over 12 months, a 10% fee including VAT gives £1,200 in ongoing charges. Add a hypothetical £400 setup fee and the known subtotal is £1,600. It is not a complete total if other required components are unknown. These numbers are illustrative and do not describe either provider.

Ask how the percentage is applied

Confirm whether the basis is rent due or rent received, whether minimum charges apply, and what happens during vacancy. Ask about maintenance markups, renewals or variations, withdrawal and transfer fees where relevant to the proposed agreement.

Choose with both price and workload in view

A fuller package can cost more while including work that another quote excludes. Record services next to every charge and ask the agent to explain differences. Our comparison does not identify a cheapest provider from incomplete information.

Sources and scope

Provider publications are starting points, not quotes for your property. Group terms need branch confirmation. Missing fees are unknown, not zero.
