Landlords

Let-only versus full property management in Manchester

Let-only usually addresses finding and setting up a tenancy. Full management adds ongoing work, but the exact division depends on the agreement. Choose by the tasks you want delegated rather than the package name.

List the work before choosing a package

Think through a typical tenancy: advertising, viewings, applicant checks, agreements, rent payments, repairs, inspections and the move-out. Decide which tasks you can handle promptly and which you want the agent to take on. A package called managed does not answer every one of those questions.

When a tenant-finding service may suit you

This route may suit a landlord who wants help marketing the property but intends to manage it personally afterwards. Ask what information is handed over, who manages the deposit arrangements and whether any ongoing fee remains. Do not assume let-only always means one payment with nothing further to pay.

When ongoing management may suit you

Consider ongoing management if you want a contact point for maintenance and routine tenancy administration, or cannot reliably handle those tasks yourself. Agree spending limits, inspection arrangements, escalation times and how you approve larger work. Find out what is excluded as well as what is included.

Compare cost with the same assumptions

Request quotes for the same monthly rent and proposed tenancy. Separate setup, ongoing and conditional costs. Optional protection and compliance work may be priced separately. This is a service-selection guide, not a statement that delegating work removes every responsibility you hold as landlord.

Make the handover clear

Before signing, establish which team holds documents, how you access accounts and repair records, and how the relationship ends. If moving from another agent, get a written handover and check both agreements before committing to a timetable.

Provider publications are starting points, not quotes for your property. Group terms need branch confirmation. Missing fees are unknown, not zero.
